    What exactly does a lender do?

    A lender is an individual, a public or private group, or a financial institution that makes funds available to a person or business with the expectation that the funds will be repaid. Repayment includes the payment of any interest or fees.

    What is the difference between a Mortgage Lender and a Mortgage Servicer?

    A mortgage lender is a bank or financial company that lends money to borrowers to purchase a home. A mortgage servicer handles the payment processing and is the company that sends the monthly statements to the borrower. A mortgage lender or bank can be both the loan provider and the servicer of the mortgage.

    The Title Company is at the epicenter of the process and can make or break the deal for you. Some but not all of the tasks the Title Company is responsible for are:

    – Perform a 60-year title search
    – Attempt to resolve any title issues
    – Conduct closing

    – Disburses all monies in accordance with the ALTA Settlement Statement (98% of the time, the file is recorded and disbursed within 24 hours of settlement. Title Companies are allowed 2 business days, but very few take that long).
