What's New at One Loudoun Ashburn in 2026

For most of the last decade, a resident deciding where to spend a Saturday in Ashburn was really choosing between three versions of the same offer. One Loudoun, Brambleton Town Center, and Ashburn Farm Village Center each held a mix of casual dining, national retail, a coffee anchor, and enough parking to make any of them a default. The three plazas were substitutes.

That is not the shape of the map anymore. Openings landing between April and September of 2026 have pushed each center toward its own specialty, and the practical result for a household already living in 20147 or 20148 is that the "where should we go tonight" question now has a real answer instead of a coin flip.

One Loudoun is finishing the upscale national-brand shelf

The north-side expansion at One Loudoun spent most of 2025 behind construction fencing. That fencing came down over the first weekend of April 2026, when the new Arhaus furniture store held its official opening, and the block behind it is now visibly filling in. Tatte Bakery & Cafe opened on June 10. Van Leeuwen Ice Cream is under active build-out in the same run of storefronts and should follow soon after. Across the street, the Bartaco shell is up, but the interior is still gravel waiting on utilities and a poured slab, so an opening there is not imminent.

Two things about the expansion are worth reading past the tenant list. Kite Realty's plan for the north side adds 86,000 square feet of retail, a business hotel, roughly 57,000 square feet of office across two buildings, and 400 apartments. And the large grassy plaza planned in front of the future Bartaco is designed to convert into an ice rink in winter, which is a specific programming move that Brambleton and Ashburn Farm are not making.

The smaller openings in the older part of the center point the same direction. Falafel Inc., where menu items top out around $6, joined the mix with an "Eat for Good" model that supports refugee food programs through the World Food Program. Drybar, the blowout salon, is preparing a fall opening at 20605 Easthampton Plaza next to the Alamo Drafthouse. Yoder's Dutch Delights, a larger Lululemon, Southern Tide, and an expanded Handmade by LMAC all landed here rather than at the other two centers. And the uptown carnival runs August 6 through 17.

The through-line is national brand density, upscale casual dining, and civic-scale programming. One Loudoun has stopped trying to be everyone's grocery-and-errand plaza and is settling into being the destination retail address for the county.

Brambleton is where the sit-down dining is landing

Brambleton Town Center is on a very different trajectory. In September, Capellini's Classic Italian will debut in the roughly 3,500-square-foot space next to the Brambleton Public Library, previously occupied by Rebel Taco Cantina. The concept is from Mike Cordero, the chef behind Carbonara, which has become one of Northern Virginia's most talked-about Italian restaurants. Capellini's will seat 75 indoors and another 80 on the patio, lean Northern Italian rather than Southern, and carry over Cordero's Parmesan-wheel pasta presentation.

Cordero was frank about the switch: the Brambleton bay had been earmarked for one of his taco concepts, and he changed it to Italian because he wanted the location for something bigger. That is a real signal about how a chef with a hit reads the Brambleton foot traffic in 2026.

Two miles south, at the Bram Quarter center on the corner of Loudoun County Parkway and Evergreen Mills Road, Another Broken Egg Cafe opened on June 22, 2026. It is the first location of the brand in Loudoun County, sits in the same center as Paris Baguette, and runs 7 a.m. to 2 p.m. weekdays and 7 a.m. to 3 p.m. weekends. Menu items include a Bacon and Grilled Tomato Benedict, Shrimp and Grits, Bourbon Street Pancakes, plus a brunch cocktail list.

Read those two openings together and the greater Brambleton bench is turning into something the area has never quite had: a walkable weekend arc that starts with brunch cocktails at Bram Quarter and ends with a Parmesan wheel next to the library. The sit-down category is now Brambleton's category.

Ashburn Farm Village Center is doubling down on daily use

Ashburn Farm Village Center is not chasing either of those stories. The recent news there is Tiffin Hut, a vegetarian Indian restaurant known in Herndon for butter dosas, vada, and all-day breakfast, taking a nearly 4,000-square-foot vacant bay off Ashburn Farm Parkway. Paired with it, the landlord announced Fantasticks, believed to be the same operator behind the gourmet gelato bar at One Loudoun.

That plaza already anchors around Patel Brothers, Buffalo Wing Factory, and The Shop Gym. Adding a specialist vegetarian Indian kitchen and a gelato bar to a South Asian grocery, a wing joint, and a gym is not a random tenant mix. It is a deliberate consolidation around a daily-use, family-scale plaza with a specific cultural anchor. A resident who cooks Indian food at home three nights a week and wants a dosa on the fourth now has a one-stop trip that used to require driving toward One Loudoun or into Herndon.

The contrast with One Loudoun's expansion is instructive:

Center 2026 additions What it becomes
One Loudoun (north expansion) Arhaus, Tatte, Van Leeuwen, Bartaco pending, Falafel Inc., Drybar coming, uptown carnival, planned ice rink plaza County destination for national retail and event programming
Brambleton Town Center + Bram Quarter Capellini's Classic Italian (September), Another Broken Egg (June 22) Sit-down brunch and chef-driven dinner corridor
Ashburn Farm Village Center Tiffin Hut, Fantasticks Daily-use, culturally anchored neighborhood plaza

Kincora, in the seam

The one opening that does not sit neatly inside any of the three centers is Pinstack, which opened June 12, 2026 at 45275 Knowledge Drive in the Kincora development along the Ashburn-Sterling line. It runs 10 a.m. to midnight Sunday through Thursday and until 2 a.m. Friday and Saturday, and it is the brand's first location outside Texas.

Pinstack is worth flagging because it fills a specific gap none of the three centers are trying to fill: a large-format, late-night, family-and-teens entertainment venue. If the three main plazas are specializing, Kincora is where the leftover use cases, birthday parties, rainy Saturday afternoons with middle schoolers, a late night out that does not require driving to Tysons, are quietly landing.

How to read the map on a given weekend

The practical version of all this, for a resident who does not want to think about it very hard:

  • Weekend brunch with visitors: Another Broken Egg at Bram Quarter, or Tatte at One Loudoun if you want the bakery case.
  • Anniversary dinner without driving to Tysons: Capellini's when it opens in September, or the existing Carbonara until it does.
  • Grocery run plus dinner in one stop: Ashburn Farm Village Center with Patel Brothers and Tiffin Hut.
  • National retail with the kids: One Loudoun's north expansion, especially once Van Leeuwen and Bartaco open.
  • Rainy Saturday with teenagers: Pinstack at Kincora.
  • Winter weekend afternoon: watch for the ice rink to activate on the plaza in front of the future Bartaco.

The larger point is that Ashburn's retail geography, which used to reward habit, is starting to reward intent. Choose the center that fits the occasion and the trip works. Default to the closest one and you are increasingly likely to end up at a plaza that has quietly stopped serving the thing you wanted.

For homeowners, that specialization is a quiet piece of good news. A neighborhood whose commercial centers are differentiating rather than diluting each other tends to hold its appeal for a longer stretch of the ownership cycle, and it makes the "what is there to do here" question easier to answer for a buyer touring the area on a Saturday.
